One of the first things you should ask would be to find out how many sales have been done in the last 12 months. Lots of Realtors will use their Brokerage or their Team sales but specifically asking their personal sales will help you understand more about their sales results. Experience matters because in a market that can shift quickly you need to trust that they know they are doing.
- Family and Friends Recommendation
Everybody knows somebody who helped someone buy or sell Real Estate. It helps asking around your family and friends if they know of an agent in the area. When you have found 3 or 4 Realtors that you like then I would set up a time and meet with them. One of the worst things you can do is ask a Realtor right off the bat “what is their commission”. Most Agents will not discuss this information without learning more about your home and more about you! During this interview you find out more information about them and if they give you that “feeling”.
- Expectations
Have a clear understanding of what they are going to do. If the plan is to sell your home find out how much it will cost, what your netted number is based off the sales price. What they are going to do to get your home sold. Will they do a video, will they have drone shots taken, professional photographer and so on. If you are going to have them help you buy a home questions to ask is when will you be able to show me houses? How much notice do you need to show me a house? Do you work certain hours? Do you charge a transaction fee, if so how much?
