Shopping for a new construction home can feel extremely overwhelming and you might not even know where to begin.  There are so many signs on the side of the road advertising model homes and trying to get you to drive into their newly built subdivision.

We know that from the moment you walk in that it’s so hard not to fall in love. There is a lot that goes into buying a new construction home and you should and need to be represented. In Las Vegas there are over 20 different builders from boutique to nationally known builders.  Builders all offer unique ways to build some will allow you to only pick tile, cabinets and countertops.  Others will have you pick every item all the way down to the handle on the door.

There have been so many times during the design appointment that the designer is trying to convenience our clients to spend more money.  To select more upgrades that in that mostcases won’t even add more value to their home when it comes time to sell.  Also, a Realtor will help make sure you don’t over improve the home.

You might not realize it but the agents that are sitting inthe model homes waiting for you to walk in the door represent the Builder/Seller.  They have their best interest in mind.  Even more of a reason why you need somebody on your side.  There are incentives that a Buyers Agent might be able to get that the Seller Rep might not offer you without representation.

There are always delays when building a home, construction delays, missed deadlines and so much more that could happen.  Your Realtor will be able to help make sure you on time and keep you up to date on any crucial deadlines.

You also want to be crystal clear about the items that are in a new home contract.  Some Buyers have lost thousands of dollars and couldn’t close on the home of their dreams.  It is so common that Buyers have to sell their home in order to buy another one.  Most Builders will offer what they call a contingency.

If your new home purchase is contingent on selling your current home then you need to know what happens if your home doesn’t sell in time.  How much money will you walk away from?  Will the Builder work with you and wait for your home to sell?  It can be a very delicate dance that could be the most stressful situation in your life.
